New 100,000-sq.-ft. lifestyle and entertainment center to open near Las Vegas
A new “outside of the box” shopping center is on its way to the Las Vegas metro area.
The City of Henderson has unanimously approved development plans for The Cliff – a $50 million, 100,000-sq.-ft. lifestyle and entertainment destination that will reimagine 10 acres of underutilized office space in the Green Valley Ranch community.
Developed by Partners Capital and CNR Retail of CAST Nevada, The Cliff has been dubbed an "anti-mall" – aiming to replace the traditional strip mall and big-box retail model with a walkable, community-centric gathering place. Set to break ground this fall, the site will now be home to a Class A, open-air destination that blends next-generation retail, culinary, and hospitality experiences, including first-to-market retailers and chef-driven concepts.
The Cliff replaces outdated office buildings with a pedestrian-friendly campus anchored by landscaped courtyards, breezeways, public art, live music, and a kiosk village named “The Yard.”

Since the opening of The District at Green Valley Ranch in 2004, Henderson has seen no new Class A retail developments of this scale.
"The Cliff is not just a development; we're building a place where life happens," said Chris Clifford of CAST, who leads leasing alongside principals Steve Neiger and Brett Rather. "The Cliff is where you'll bring your out-of-town guests, where families and friends come together, where you'll say 'let's meet at The Cliff.' It's a response to a retail landscape that hasn't evolved in two decades – and as locals, we know Henderson deserves more."
The grand opening of The Cliff is expected in the fall of 2026. Partners Capital and CNR Retail acquired the site in 2023 for $17.25 million.
AO Architects, known for projects such as 2nd & PCH (Long Beach, Calif.) and The Pointe (El Segundo, Calif.), is serving as the lead architect for the development.
